Here you will find all the information you need after submitting your building consent application.

Before the building consent can be granted, the Building Officer must be satisfied on reasonable grounds that the provisions of the building code would be met if the building work were properly completed in accordance with the plans and specifications that accompanied the application.

Your application is assessed for compliance with the Building Code and the Building Act. The Council has 20 working days to complete this assessment. The clock only pauses if some aspect of the plans and specifications fails to prove compliance and further information is sought from the applicant (or designer). The clock starts again when the officer is satisfied that they have been provided with the all information requested.

When you can’t agree with a council's decision about building work, a determination by Ministry of Business, Innovation and Employment (MBIE) can help you solve the problem. 

A determination is a binding decision made by the Building System Performance of MBIE to solve disputes or questions about the rules that apply to buildings, how buildings are used, building accessibility, and health and safety. Visit the Building System Performance (MBIE) website for further information on this service.

Building inspections ensure that each stage of the building work meets the requirements of the approved plans and specifications. Inspections occur at regular stages throughout the building process and allow the Building Officers to gather enough information to issue the Code Compliance Certificate when the project is completed.

How to cancel a building inspection

To cancel a building inspection you will need to call 0800 492 452.

If the inspection is not cancelled and the inspector attends site, there may be an additional inspection fee.

Your building consent outlines the supporting documentation required for your Code Compliance Certificate (CCC), such as Energy Work Certificates or a PS4 (Engineer’s Producer Statement – Construction Review).

Please note that during the construction process, inspection reports may identify additional documentation or evidence needed to support your CCC application. Make sure all required documents are collected and submitted to avoid delays in processing your Code Compliance Certificate application.

Before you can book a building inspection for any restricted building work, you will need to inform us of all the Licensed Building Practitioner's (LBP’s) associated with your project.

The Code Compliance Certificate (CCC) confirms that the completed building work has been built in accordance with the approved Building Consent documents and complies with the Building Code.

If no application for CCC has been made within two years since the Building Consent has been granted, the Council must decide within 20 working days of the 2-year deadline whether to issue or not issue a CCC. However, if the owner realises that they are not going to complete the project before the two year anniversary they can apply for an extension of time.
