Structure plans and design guides

 A structure plan provides a long term framework for the future growth and development of a particular area. The Council is presently working on the structure plans for Tuakau and Ngaruawahia. 

Ngaruawahia Structure Plan

The purpose of the structure plan will be to provide a long term 50 year planning framework for the future development and redevelopment of the wider Ngaruawahia area. The plan will set out in broad terms, the layout of land uses, key infrastructure and transport links. Another aim of the plan will be to provide for the sustainable management of the area’s environmental and heritage resources.

Ngaruawahia township should not be seen in isolation and the surrounding areas play a substantial part in the fabric of the town through schooling, community services, business and retail. Settlements such as Glen Massey, Taupiri and Horotiu along with the rural communities in between will, in some form, contribute to the future development and structure of Ngaruawahia. The area that is being considered as part of the structure plan is shown on the map below.

Pokeno design guide

Design Guide for Pokeno's Main Street

This design guide is a non-statutory document developed in partnership with the Pokeno community and approved by Council in September 2015. It applies to Business-zoned properties along Pokeno’s main street and those that frame Market Square.

When assessing applications for resource consent for new developments on these properties (and possibly for extensions to existing ones), the Waikato District Plan requires Council to consider the extent to which the proposed building design conflicts with or compromises the principles or theme contained in this design guide. Its ultimate aim is to ensure that Pokeno’s main street is developed to reflect a village atmosphere.

Tuakau Structure Plan

A structure plan for Tuakau has been prepared following input from local residents, iwi and key stakeholders. This plan sets out the broad layout of appropriate land uses, key infrastructure and transport links and provides a 30 year planning framework for the future growth of Tuakau.

The next step is for Council to develop a statutory plan change under the RMA. The plan change will be publicly notified in due course, and interested and affected parties will have the opportunity to have further input through the submission process.
